Policies House rules Check-in is anytime after 3PM and check-out by 10AM .  Thank you for choosing Demers Mountain Lodge to book your upcoming stay in Errol New Hampshire area.
Please review the terms and conditions of the rental guest agreement.
*Check in/check out Seven days prior to your arrival, at Demers Mountain Lodge, we will notify you of your entry code and check in instructions. Check ins may occur after 3 PM and check outs may occur at 11AM or before on your departure date. Early check-in’s or late check outs must be agreed to by Demers Mountain Lodge in May incur additional fees.
*Age/guest occupancy renter responsible for booking the Reservation must be 25 years of age or older and be present during entire reservation. Property is limited to the maximum occupancy stated in the property description    
* Property keysA unique electronic combination for the property will be provided to renter. Renter will be charged a $75 lockout fee for lock-out calls weekdays after six and on weekends. Lost or unreturned property keys will result in a $100 replacement charge to renter.  
* PetsPreviously agreed to by Demers Mountain Lodge dogs are allowed at the property. Evidence of pets at the property without prior approval will result in immediate Eviction and forfeiture of all amount paid and may result in additional cleaning fees
* sublettingProperty may not be sublet by renter. Subleasing will result in immediate eviction and forfeiture of all amounts paid 
Supplies* Property will have a start up supply of consumables (Paper towels, toilet paper, garbage bags, hand soap and dishwashing detergent etc.) renter is responsible to replenish this supply to their needs during their stay at their expense including propane or charcoal for properties with grill
* linens Property beds will be made with clean sheets prior to the arrival date. Property includes enough towels ,washcloths, pillows and blankets to accommodate each guest
* noise For the enjoyment of all guest and neighbors, please be courteous and aware of noise levels at all times
* fireworksFireworks are prohibited from all Demers Mountain Lodge managed properties and May violate local ordinances
* police enforcementAny police enforcement actions By the state or county may result in immediate eviction and forfeiture of all amounts paid
* construction around propertyDemers Mountain Lodge and property owner are not responsible for any reimbursements or relocation of a renter to an alternative property due to construction in the vicinity of the property
* SmokingAll Demers Mountain Lodge Managed properties are smoke free. Evidence inside the property will result in immediate eviction and forfeiture of all amounts paid. Additional cleaning fees and anything additional needed to return the property to its original condition will be charged to renter
* parking/drivewaysParking is provided in the designated areas for each unit
* cleaning/property careRenter is required to leave property in the same general condition as found upon arrival. Excess cleaning fees may be charged to renter accordingly upon departure
* trash removalRenter is responsible for disposing of their trash into the barrels provided at the property during their stay we do recycle
* property concerns/questionsIf at any time during your stay you have questions or concerns please contact Donna or David Demers 603-331-3584. We’re happy to answer any questions or address any concerns you may have
* damagesUpon arrival, if you notice any damage to the property, please immediately notify Demers Mountain Lodge. Any damage outside normal wear and tear to the property is the responsible of the renter

* cause for eviction Renter and guests of renter will be subject to immediate eviction from the property if they violate any terms of this agreement. Including but not limited to, violation of occupancy limits, pet provision, smoking, noise disturbances or fireworks. in the event of eviction From the property, renter must vacate the property immediately and forfeit any and all amounts paid
* liability and hold harmlessRenter and guests of renter agreed to defend, indemnify and hold harmless Demers Mountain Lodge and represented Property owner from an against all claims, demands, loss, liability of any kind and character, including cost of the defense, arising out of or in any ways connected with renters use of the property in the event renter or guest of renter suffer personal, physical, property damage, injury, or loss. Demers Mountain Lodge and property owners are not responsible for lost or stolen items in or around the property
* you must also acknowledge security deposit if you damage the home, you may be charged up to $1000
* cancellations
